4-Point Inspections

Four systems. A clearer insurance picture.

A CLEARER VIEW OF YOUR PROPERTY

Focused information for insurance review.

Florida insurers may request a 4-Point inspection to help evaluate the condition of four major systems: the roof, electrical, plumbing, and heating/cooling (HVAC). The report supports underwriting review and differs from a comprehensive home inspection.

What the inspection considers

Roofing

Visible condition, available age information, and observable signs of deterioration or leakage are documented where accessible.

Electrical & plumbing

Visible system types, equipment, and observable concerns are recorded, including conditions that may need further evaluation or repair.

HVAC

Accessible heating and cooling equipment is reviewed for visible condition and operation within inspection limitations.

Start with the insurer’s request

Underwriting requirements vary by carrier and property. Confirm the required form with your agent before scheduling; the inspection documents system information and observations rather than approving coverage.

Before your inspection

Ask your insurance agent which inspection form and supporting documents your carrier requires. Have roof permits, replacement invoices, and system update records available when possible. A 4-Point report does not determine coverage; the insurer makes that decision.

Two insurance reports. Different purposes.

A 4-Point inspection addresses the condition of four major systems for underwriting. A wind mitigation inspection documents construction features used in wind-risk credit review. Your agent may request one or both.

Your preparation checklist

  • Ask your agent which form and photographs the insurer requires.
  • Gather roof and major-system replacement records when available.
  • Keep electrical equipment, plumbing fixtures and HVAC equipment accessible.
  • Allow time for insurer review and any requested follow-up documentation.

Questions, answered.

Does the report guarantee insurance eligibility?

No. Eligibility and underwriting decisions belong to the insurance company. Additional documentation or repairs may be requested.

Does a 4-Point replace a buyer’s inspection?

No. It focuses on four systems for insurance review and does not provide the breadth of a residential home inspection.
