Commercial Property Inspections

Practical insight for your next business decision.

A CLEARER VIEW OF YOUR PROPERTY

A defined scope for a complex property.

Commercial property inspections help owners, buyers, and investors understand accessible building conditions within an agreed scope. The inspection is tailored to the property’s use, size, systems, and available access.

What the inspection considers

Building & systems

Accessible roofing, exterior, structure, electrical, plumbing, and HVAC components are reviewed as applicable to the inspection agreement.

Life-safety observations

Visible life-safety concerns may be noted within scope. This does not replace fire authority review, code enforcement, or specialized system testing.

Further evaluation

Observed concerns may call for evaluation by qualified contractors, engineers, or other specialists before a transaction or repair decision.

Match the scope to the building and transaction

Retail, office and other commercial uses can involve different equipment and responsibilities. Confirm the property’s eligibility and included systems before scheduling. Specialty or engineering assessments require separate arrangements.

Before your inspection

Provide the building’s use, square footage, occupancy, available plans, and transaction deadlines. Identify any requested specialty assessments in advance. Elevators, fire suppression testing, environmental assessments, and engineering services require separate confirmation and appropriate specialists.

Your preparation checklist

  • Provide the building’s use, size, occupancy and transaction deadline.
  • Identify tenant spaces, common areas and accessible rooftop equipment.
  • Share maintenance records, relevant plans and known property concerns.
  • Arrange separate specialist services when the transaction requires them.

Questions, answered.

Is this a code or ADA certification?

No. The inspection does not certify building-code, accessibility, or regulatory compliance.

Will specialty equipment be tested?

Only services expressly included in the written scope are performed. Specialized equipment and systems may require separate qualified providers. A visual life-safety observation is not a fire alarm, sprinkler, elevator or emergency-system performance test.
