Residential Home Inspections

Understand the home. Plan your next move.

A CLEARER VIEW OF YOUR PROPERTY

Understand what you’re buying or maintaining.

A home inspection is a limited, non-invasive visual examination of readily accessible installed components. It gives buyers, sellers, and homeowners a clearer picture of accessible systems and visible conditions at the time of inspection. It is a practical step toward understanding maintenance needs and making informed property decisions.

What the inspection considers

Roof & exterior

Visible roofing materials, drainage, exterior walls, openings, and accessible structural components are reviewed for observable concerns.

Electrical & plumbing

Accessible electrical equipment, visible plumbing, fixtures, and water heating equipment are evaluated within the agreed inspection scope.

Heating, cooling & interiors

Accessible HVAC equipment, interior spaces, doors, windows, and insulation are observed and operated where appropriate.

Attic, insulation & site conditions

Accessible attic areas, visible insulation and ventilation, and observable site drainage conditions affecting the building are considered within scope. Concealed components and inaccessible spaces cannot be fully evaluated.

A fuller picture before a property decision

A residential inspection is suited to buyers evaluating a home, sellers preparing to list, and owners planning maintenance. It covers a broader range of accessible components than a 4-Point or wind mitigation report.

Before your inspection

For buyers, an inspection can help inform repair conversations and future maintenance planning. For sellers, a pre-listing inspection can identify visible concerns before a property goes on the market. Homeowners can also use an inspection to prioritize upkeep.

Your preparation checklist

  • Confirm the inspection period in your purchase agreement.
  • Arrange permission to access the property and keep utilities on where safe.
  • Clear access to the attic hatch, electrical panels, HVAC equipment and water heater.
  • Share known concerns and available repair records before the appointment.

Questions, answered.

Is this a guarantee of the home’s condition?

No. An inspection documents visible and accessible conditions at a particular time. Concealed conditions and future performance cannot be guaranteed.

Are specialty inspections included?

WDO, septic and well inspections are separate specialty services and are not included in a standard home inspection. Irrigation, security systems, detached sheds, docks, seawalls and boat lifts are also outside the standard scope. The inspection agreement defines the scope and limitations.
